The image above shows views from inside the proposed new home looking out over the neighbouring property. This is useful to assure planners there will not be any ‘over looking’ issues. Architects plans alone can miss a lot of this important information.

We understand how to get the required results with effective planning application 3d renders. Outline or detailed planning consent are obviously different to final sales images.
If the purpose of the CGI images was to sell the completed property to a potential homeowner then adding ‘aspirational lifestyle set dressing’ would be desirable. Marketing a listed building using our CGI and drone service
Adding CGI to an existing listed building
CGI and listed buildings may initially seem to have little in common. However we will show you here how well they can work together for property marketing.


This CGI, drone and photography service was for an 18th century Manor house near Ottery Saint Mary in South Devon. The main house had been derelict for several years with staircases and floors missing.
Our job was to provide the estate agents with print and online marketing images before building works had finished.
We visited the site and photographed the exterior, interior and took aerial video and images with our drone.
Back in our office we recreated the camera and building site in 3d space on our computers. We then used the architects plans to build the unfinished parts of the building and added these CGI elements to the original photograph. Various parts of the building and grounds were also ‘photoshopped’ to tidy them up. The final estate agent images were A4 at print resolution.


Interior photographs with CGI added
Initially the plan had been to produce fully set dressed CGI interior images. However this was later changed to taking on site photographs and adding the final flooring and removal of building debris and dirt.
A lot of the rooms were actually pretty small and difficult to photograph. To solve this problem we had to take several photographs and then photoshop them together. This gave a good impression of the rooms without too much ‘fish-eye’ distortion.
Phase two of the manor house CGI project
Around 12 additional houses are proposed for phase two of this project. They are to be built in the grounds of the manor house and we hope to be able to add the images here…
Bathroom CGI catalogue images
This client used our bathroom CGI catalogue image services over a 5 year period. Our studio produced catalogue sales images for a range of around 25 walk-in baths, showers and limited mobility bathing solutions. These images were used in online and print based product catalogues.
Offplan3d designed and built 5 bathroom interior CGI sets. The various 3d CAD models for the baths and showers were then constructed from either supplied plans or photographs. The idea was to produce a photo-real CGI catalogue of product images from various suppliers with a unified look and feel.
Offplan3d generated the CGI mobility bathing videos shown below. However these were a later addition to the project as the main focus was on print brochure and web still images. The focus of these CGI bath videos was customer operation and access rather than background set dressing.
Our 3d visualisation studio made this online interactive 3d bath model display. This was only a proof of concept test.
Gainsborough Baths
Our bathroom CGI visualisation service produced several brochure images of care home assisted bathing. The 3d model bathroom set we built had to accurately reflect the clinical regulations in place while also being contemporary and show casing the bath in a attractive light. The images in the gallery below show how the final CGI visualisation image was arrived at.

South Devon CGI renderings
Our brief for this South Devon CGI rendering project was to produce 8 high resolution images. These images from the two new build homes were to be used for estate agent publicity literature.
The 360 degree images or photosheres shown below where an added bonus for the client. They work well for tight internal spaces, such as bathrooms. They solve the problem of a single image not capturing the whole room.
For really immersive VR experience we recommend viewing via Facebook on a smart phone or tablet. This allows the user to simply aim the device where they want to look.
Drone footage was supplied to us for adding the CGI house models. Unfortunately the drone video was not only expensive but also unusable which is the main reason we now use our own in-house drone equipment.
There is quite a lot of knowledge required to producing good drone footage for CGI. Just buying expensive equipment and software isn’t going to work.
We actually understand how the software works, it’s requirements and limitations. If in doubt please ask our advice.
An interactive WebGL model viewer is shown below. This allows the user to fully interact with the 3d model of the bungalow.
This was an unfinished test (from 2015) with lighting but no materials added. The technology has moved on quite a bit in the meantime so please ask us about the latest developments in VR and online 3D viewers.
Planetarium CGI rendering service
Europes’ largest Planetarium, Welsh answer to the Eden Project as one of the counties largest tourist attractions. These images and videos were commissioned to raise funding from Government bodies.
